Timothy Bowen Building & Maintenance has been delivering new build homes across Cork since 2013 — from rural one-offs on agricultural sites to infill builds in established estates. Every new build is managed directly by Timothy, coordinating all trades, managing the programme, and maintaining quality from foundation to final coat.

Scope of Work
What's Included
Every new build is different. Here's the full range of work we carry out — all trades coordinated by Timothy, all finished to a consistent standard.
Blockwork Structure & Frame
External and internal masonry walls constructed to current thermal and structural specifications. All cavity fill, wall ties and lintels installed correctly from the start.
Roof Structure & Tiling
Traditional cut roof or trussed rafter construction as specified. Roofing tiles, ridge detail, valleys and lead flashings installed by experienced roofers — watertight on the first attempt.
Insulation & Airtightness
Part L compliant insulation throughout — walls, floor and roof. Airtightness membrane and taping installed correctly, achieving the required air permeability rating.
All Internal Trades Coordinated
First and second fix electrics, plumbing, heating, plastering, joinery, and tiling — all trades managed and sequenced by Timothy. No sub-contractors left to their own devices.
External Finishes & Landscaping
Rendered or brick finish, external doors and windows, driveway, paths, and final site tidy. We hand over a complete home, not a construction site.
